In 2003 Arsenal Football club moved ground to new facilities. The old ground was to be redeveloped into new homes. The major problem that faced the developers though was what to do with the listed East and West stands. The solution they came up with was to retain the art deco façades of the East and West stands and build apartments within the space the stands used to occupy, maintaining the shape and space of the stadium. The North and South stands were replaced with new apartment blocks built at the same height as the stands they replace.

In terms of sustainability the project was designed to meet an EcoHomes 'very good' rating. To achieve this rating the development has what is one of the largest solar heating arrays in Europe installed on the roof of the new South Stand building. This is linked to a combined heat and power system supplying the development through individual heat exchangers. Overall these mean that the calculated  CO2 emissions are reduced by 22%.
